Government Incentives for New Apartment Buyers in Sydney

Purchasing a brand-new home in Sydney comes with a range of government initiatives that help reduce upfront costs and make the process more accessible. Both NSW state programs and a new federal scheme provide support that can assist with deposits, stamp duty and other expenses, making newly built apartments and townhouses more achievable for buyers.

Federal Scheme: Lower Deposits and No Lenders Mortgage Insurance

From 1 October 2025, the federal government is expanding it’s Home Guarantee scheme which will allow eligible first-home buyers to purchase with as little as a 5% deposit and no need to pay Lenders Mortgage Insurance (LMI). The scheme will cover properties priced up to $1.5 million in Sydney and there are no income caps or limits on the number of places available. NSW Incentives for New Homes

In addition to federal support, NSW offers programs for buyers of brand-new homes:

First Home Owner Grant (New Homes): Eligible buyers can receive a $10,000 grant when purchasing a brand-new property, including off-the-plan apartments and townhouses.

Stamp Duty Concessions: First-home buyers can access full exemptions on stamp duty for new homes valued up to $800,000, and concessions on properties up to $1 million.

Off-the-Plan Stamp Duty Deferral: If you’re buying off the plan and plan to live in the property, you may be able to defer your stamp duty payment for up to 12 months—or until the property is completed.
